What is the Rental Registration Number (NRA)?

Effective date

Since January 2, 2025, it is possible to apply for the NRA electronically. However, its use becomes mandatory from July 1, 2025, providing a transition period for platforms and property owners to complete the necessary procedures.

Requirements to register your property

Property owners must comply with a series of conditions established by current regulations, ensuring that the property is suitable for rental and meets the required quality and safety standards to host tenants.

To register your property, you must provide the necessary documents that prove both ownership and compliance with the standards required to be considered a rental accommodation. Before applying for the NRA, make sure you have the following documents:

– Tourist license HUT

– Certificate of habitability

– Cadastral reference and exact address of the property

– Rental type: entire property or by rooms

– Maximum allowed capacity

Procedure to obtain the NRA

Once all legal requirements are met and all necessary documents are prepared, you must apply for the NRA through the electronic portal of the College of Registrars. To do this:

– Access the electronic portal and log in with your electronic certificate.
– Complete the application form, attach the required documents, and after an initial review, a Provisional Number will be assigned.
– Once the documents are verified and everything is in order, a Definitive Number will be issued.
– From the effective date of this regulation, you must include the NRA on any platform where your property is listed, under penalty of removal of your listing by digital platforms.

Validity and cost of the NRA

The Rental Registration Number is valid for 12 months, which means that property owners must renew it annually through the electronic portal of the College of Registrars.

The cost of this registration is €27 + VAT for the procedures carried out at the Property Registry.
